dsmiththailand Posted April 13, 2021 Share Posted April 13, 2021 Wife and I will be retiring to Pattaya in September 2021 and debating if we should do AIRBnB/hotel for two weeks while looking for a house to rent long term (seems this will put us under some pressure to find a place in two weeks) or stay in a hotel for 3 nights when we first arrive and then rent a temporary house for one month, and then look for a long term house to rent long term. Your thoughts? If we decide to rent a house for one month, which real estate company/agent is best? Again Thanks for your comments and feedback. Most will do a monthly rate, no leases, elec bills to worry about, everything is included, its cleaned each day etc. Most rentals are done informally, not through agents. Do you mean the City, or the near area, or far area? These are crucial questions. You will find it hard to rent a house for just one month, or even just 6 months. Most contracts are for 12 months minimum and although it is a renters market right now, landlords and agents are still being unrealistic in pricing and contract terms. maybe they will wake up at some point. My advice would be to check on Facebook for an owner who will rent short term. It will cost you more but give you more flexibility. I would avoid agents if I was you. Just drive around the areas that interest you and you will see a lot of signs on houses to rent. Lots of the online agents websites are way out of date,. The exception in that area seems to be East Coast, who seem to post up to date info., on availability of rental properties. Finally, why Pattaya? I cannot count the number of times we have stayed in Pattaya (NaKlua to Bang saray) over the past 20 years and have finally decided to make it official. Popular Post ivor bigun Posted April 13, 2021 Popular Post Share Posted April 13, 2021 (edited) when we came to Pattaya ,15 yrs ago ,we rented a condo for the first month ,then drove around and phoned houses with for rent signs ,also went to an agent ,Terminal 21 is on the site now ,we fell in love with a house ,,but eventually did not rent it as it was not quite large enough ,then it was just in the countryside ,thank God we didnt ,now the area is terrible ,and overbuilt and the estate is a mess. eventually we found the perfect place ,all the building work around was over ,nothing would change the area . take your time ,all those years later we own the house and love it here. Sometimes I wish it were when I am stuck in a traffic jam on North Pattaya Road--or at times on other streets like Beach Road on weekends. Yes, some of the tourist areas are very quiet now--and some of the tourist venues are closed. But, there is a lot that is still open. When we go to our favorite restaurant on the Darkside we often have to wait for a table--unfortunately all those eaters occupying all the tables are not ghosts. My partner and I live in Pattaya year-round--have since 2010--and we like it just as much now as we did pre-covid. As others have said, take your time and do some exploring. We have lived in a number of areas of Pattaya and they all have their pros and cons. There are some nice areas on the Darkside. The Lake Mabprachan area is gaining popularity with its scenery, parks, nice golf courses, and a new paved bike and walking trail along the lake. Naklua, Central, Dark side, Jomtien, Bang Saray, Hua Yai? If not sure, maybe somewhere on the dark side but near the RR tracks. Easy access to Suk and you can easily go north or south from there. LOTS of rentals available right now. Negotiate hard. My friend's contract just ended and he was offered a 50% discount to stay for another year. Just look around yourself and contact the numbers shown on suitable properties. We have a bungalow for rent and are contacted every week by so called agents who just drive around pretending they have a customer ready to move in if we would just send photos and would we reduce the rent provide a tv accept a short rent etc etc. An appointment then reveals no such prospective tenant exists. We charge a much higher rent through an agent and a bigger deposit so we cover their fee. Won't take you long to find something. Properties for rent everywhere. The minute you tell a Thai you are looking they will morph into an agent! Have you seen what they're doing from about Floating Market down to Bang Saray? A huge highway project. Naklua long term unless it is a gated community. Bang Saray is nice plenty of places for sale and rent right off the bench I go there once a month with the family to relax it is a bit out of the ways unless you love to be in the City? I suggest going down the far end of Jomtien, end of the bench there is a road that leads back up to Sukhumvit before Sukhumvit take a right plenty of Condos and Houses there to rent. They drive you around at no charge in their vehicle until you find a place, speak Thai and help ensure you get your deposit back. The ones I have used are worth paying a bit more for and I always get my deposit back. Don't bother an agent for a one month rental. They are a 6 month or 1 year deal. Airbnb for one month.
