SunbeltAsiaAdvisor
Restaurant Location: Khon Kaen Listing ID# BKK14145 Price: 3,000,000THB BUSINESS SUMMARY Planned owner retirement forces the sale of this six year old Restaurant. Located in the north of Thailand, in Khon Kaen, the restaurant produces its own range of food products. Three separate buildings are incorporated, and yet monthly rent only totals 18,000 baht for all three. The payroll averages around 20,000 baht per month, but this rises and falls depending on how many employees are needed to run the business; the enterprise normally runs with between two and eight employees. Annual receipts totalling roughly 1,500,000 baht are leading to net profits of approximately 225,000 baht per annum, after all overheads are accounted for. Assets valued at just under 600,000 baht are included in the sale. Asking price: 3,000,000 baht. [sunbelt][/sunbelt]
actiondell4
Did you say net profits of 225,000 baht? and your selling for 3 million baht ? So you would have to make sure you had a 12 year lease, first 10 years to recoup the 3 million baht and another two to make a profit. Mate,Im no expert but it's worth around 500 to 800 k max. It must be the pie in the sky starting price while waiting for a patsy. I spoke with a broker once before and he said that many times the client has a price in mind which in no way reflects reality. The broker tries to advise the client that the price is too high, but the advice is ignored. Then awhile later, we will see an obscene mark down making us wonder, what were they thinking about when the first price was announced. I think that the brokers are somewhat handcuffed by the current owners "interesting" valuation. TheWalkingMan
