I was very disappointed with the place when I visited there after a seven year absence. Rai Ley is even worse, all of the nice accomodation has been shut down and there is a massive resort instead. One can only assume you really are "hunting the moon". However, to be helpful: Ko Lipe. Trang Islands. Ko Yao. Ko Jum. Some other parts of mainland Krabi, too (not Ao Nang). Then you go tell everybody that this place is the best in the world Worked for Samui. Koh Pha Ngan, Koh Lanta are the next. You have to stay at least one step ahead. If you are married to someone from here then you are probably ok (generally accepted unless you are an idiot) but if you have no local connections then you are fair game as you have no protection. The walkway from the main beach to the Khao Lak national park has now been completed. Work on the Tsunami Memorial inside the Khao Lak national park is due to start any day now. The beached Police boat in Bang Niang village is already attracting daily visitors, some coming to lay flowers. Once the hotel situation in under control in two, three years time people will want to start helping people get their lives back in order by spending tourist money. Yes, they are high and funnily enough the Tsunami hadn't even dented the property market. Lots of great stuff down there decent roads .. property still reasonable .... There are some great places in Thailand but it really depends on what the OP means by up and coming .... for what? just a resort? or for expat living? or what? Khun Jean Posted May 21, 2006 Share Posted May 21, 2006 Beachfront north and south of Chumphon city is around 800.000 per rai. Most places are isolated. Nice beachfront land often has a road just a few meters from the beach leaving only a small strip unfortunately. Close to the ferry there is some beach land for sale. Looks great from a distance (when you get out of the ferry) but on closer look you can see signs of pollution (oil, debris, garbage dumps). I still find the area attractive and suitable for investment for the long term. Buying large and splitting always seems to make a profit. I was/am looking for beachfront land only. There is a little bit beachfront land available. Once you move 100 meters inland it is not interesting anymore. Some beachfront land are large 5-20 rai. But have only a small width. They sell it as beachfront but actually only the first 2 rai or so can be called beachfront the rest is inland. Asking 3 Mb per Rai is in this area rediculous. 3Mb for the beachfront part would be ok, but the rest should be on a scale with prices going down the further away from the beach. One advantage can be that the main government road is far from the beach and land is available between this road and beach. Found a few, but way to big for me. (50+ rai). But if you have the money, it should make a good investment. If you are in the Chumphon are visit Had Sairee. Ask around there for land or sale. You will find a 'broker' there.
