Hix Posted August 8, 2012 Share Posted August 8, 2012 I understand that the reason landlords want to do the 3+3+3 contracts are to avoid registering a commercial rental and save paying tax compared to a 10 year lease. But is it possible to set up a contract that after each set of three years the landlord can't kick you out or raise the rent to a unaffordable level? Is it possible to have a legally binding contract where the landlord must renew the lease for each of the three 3 year contracts and can only raise the rent to a pre-agreed percentage, say a 10% rise each contract? Sunbelt Asia has extensive experience in drafting renewal clauses in contracts so that only the lessee has the right on the option and the maximum increase in rent is predetermined on each option in the contract.
