Looking through the associated threads on the Skyscraper forum I came across this stunning picture of Bangkok’s CBD at night. I have been monitoring other Thai Visa threads on the property market with interest and confusion seems to reign, house purchases (illegal), apartment prices, and indeed various regions seem to be being grouped and confused (one with the other).

With the inevitable (and imminent) completion of The Park, The Athenee and The Manhattan, a critical mass will be added to Bangkok's CBD this coupled with all of the other previous projects and infrastructure improvements will serve to seriously kick-start the property market, not just the adventurous will play in future.

Just look at how beautiful Bangkok is!

One of the first links in this thread is when I began exploring property in Thailand (see the past posts link). At the time I had no idea on what to expect when entering into the condominium off the plan market and indeed I tried to research this but at the time found no open/transparent examples.

I hope that the information below may help people with other projects, in this and other areas of Bangkok.

The Park and the Athenee may be the first fully documented (over their build life cycle) projects on this Forum.

The Park - First initial web posts that I can find dated Jan 2004

I would estimate from this completion April/May 2008????? The projects look at almost exactly the same state of build, based on start dates between the relative projects (if that makes sense)

I understand the The Address and The Manhattan, have almost sold out, I am not sure what is happening with the Sansiri.

In an article published in the Bangkok Post on May 17th about the plans for Asian Property Development Plc to spend 800 million baht on three or four land plots for middle-and high-end condominiums and middle- to high-end townhouses, chief executive Anuphong Asavabhokin commented about The Address:

"The Address Chidlom, a high-end condominium worth three billion baht launched in the first quarter, is already 60% sold while three Life condominiums are 50% sold."

Just a quick update on The Park - This is an open thread and has effectively been going since 12/7/2005 during which new projects have been launched and dates have been openly proposed for completion and indeed slipped. Interestingly yesterday it was again confirmed that late August/early September remains firm. I know many of us are involved in projects in this area, I hope this info is of use.

I note that the Trendy (twined with the Regents?) is located in Sukhumvit near Nana station am I correct? Looking at the map it is interesting to see how things are rippling out....

Possibly worth including this project here? (After today's decisions :o )

I for one would like to see the Trendy included in this thread (for obvious reasons:) The location is dirrectly oposite The Regent on Soi 13, about 100 meters from Nana BTS.

It is difficult to see with over 60% sales needed to theoretically break even (even with fools in charge who may have over spent) it could fail - the banks need to see a return or break even at worst. The project adds to the overall portfolio in the area just not as high end as we understand, but that too is correct.

In a sense we are all looking at the area as a whole, and we have all put personal considerations to one side in this tread. If I were to hazard a guess I would in delivery order say, The Park, The Trendy, The Athenee (after that things blur), I can only comment directly and openly on The Park, others like yourself and OldManRiver with The Athenee help me immensely in trying to track timescales and aspirations over a huge amount of time.

Athenee said that we should expect delivery by the end of the year. In anticipation we are now booking help and interior decorators. I drive by the project daily and it appears that work is 24/7. We'll probably keep our current place for six months after we take delivery at Athenee....sort of a slow move in.

corkscrew - if I may reciprocate to your openness - We have engaged Asian Motifs and Siemens in fitting out, no dates yet to gain access to measure up install etc, all in hand just takes time I believe, bloody tricky stuff...

It looks like we will be neighbors. We haven't started to think about fitting it out yet, however, once the wife gets going ..... I am surprised that the Athenee is going to complete only a few months behind the Park, but it does look like that is going to be the case. There must be some auspicious date we don't know about.

Old Man River - I don't think The Park built (or possibly were allowed to build?) 24/7, that's probably the reason for the catch up. Any delays in completion cost the developer money, I guess it is in their interests to deliver ASAP. Thanks for the completion date confirmation.

Sorry, I should have answered this sooner. We will be several floors beneath you. I am not as easy on heights are you apparently are (from reading your website). We will use the condo more as a weekend place as we already have a house in Bangkok and I doubt the Athenee would allow my golden retriever to run free in the condo.

I will periodically check to see if you are in and when you are drop by and say hello.
